Can you hold a place before I apply?
Properties in the Greater Portland area move quickly, and we operate on a first-come, first-served basis. Securing your rental requires a completed application along with the required fees. We strongly encourage you to apply as soon as you find a home you love so you do not miss your opportunity. -
Do I pay the first month's rent and last month's rent with my security deposit?
Move-in costs vary depending on the property. In most cases, tenants are required to pay the first month’s rent along with a security deposit before receiving keys. Certain properties may also require last month’s rent upfront. Our team will walk you through exactly what to expect before you commit. -
How old do you have to be to apply?
All applicants must be of legal age to enter into a lease agreement, which is typically 18 years or older. Every adult who will be residing in the home is required to submit their own application. -
Is the deposit refundable?
Yes, security deposits are generally refundable at the end of your tenancy. To receive your deposit back in full, the property must be returned in good condition beyond normal wear and tear, and all lease terms must be satisfied. Deductions may apply for unpaid rent, damages, or cleaning fees. -
Who needs a cosigner?
A cosigner may be required if an applicant does not fully meet our income, credit, or rental history qualifications. Cosigners must independently meet our financial standards and will be asked to sign a guarantor agreement taking on responsibility for the lease obligations. -
You have a property I want to rent. How do I apply?
We make the process as straightforward as possible. Applications can be submitted online or in person and must include a completed application form, the application fee, and supporting documentation such as proof of income and a valid form of identification. How do I pay rent?
Rent can be paid conveniently through our 24/7 online tenant portal, by automatic bank transfer, or by check or money order depending on the payment options available for your property. We encourage tenants to take advantage of our online portal for a seamless and trackable experience. -
I want to get a pet. What should I do?
Before bringing a pet into your home, review your lease agreement and reach out to our team directly. Some of our properties welcome pets with an additional pet deposit or monthly pet rent, while others may have specific breed or size restrictions. Always get written approval before moving forward. -
I want to move out, but my roommate wants to stay. What should I do?
Lease agreements hold all tenants jointly responsible for the full lease term. If you are looking to exit while your roommate remains, they may need to requalify independently or a replacement tenant may need to be identified and approved by our management team. We recommend reaching out to us early so we can help navigate the process smoothly. -
My lease expiration is coming, and I want to move out. What should I do?
Most leases require a written notice of intent to vacate before your move-out date. Review your lease carefully for the required notice period and submit your notice in writing by the specified deadline. Who is responsible for paying for repairs and maintenance requests?
Red Bridge Property Management LLC handles routine maintenance and repairs as part of our commitment to keeping your home in excellent condition. Tenants may be held responsible for damages resulting from negligence or misuse. All maintenance requests should be submitted promptly through the appropriate channels so we can address them in a timely and efficient manner.
